USDA loans: eligible areas, income, and costs

USDA’s Guaranteed Loan Program supports eligible primary-home purchases in qualifying areas. Check both the address and household eligibility before assuming a home qualifies.

Location and household income

Eligibility is based on USDA’s current property map and household income rules, along with borrower and property requirements. A postal address or a rural appearance is not enough. Household income eligibility and the income used to qualify for repayment are separate reviews.

Down payment and other costs

Eligible borrowers may obtain financing without a down payment. That does not eliminate closing costs or program fees. Request a written estimate showing any upfront guarantee fee, ongoing annual fee, taxes, and homeowners insurance.

What to bring

Bring the property address or target neighborhoods, household details, income information, and your purchase timeline. Ask the lender to confirm the current map and income limits before you build your budget around USDA financing.

Prepare for your conversation

Write down your comfortable monthly payment, available savings, property plans, and timing. Ask which documents are needed for your income type and use the secure application portal for financial records. For a home purchase, leave room in the budget for maintenance and expenses beyond the mortgage.
