Jumbo loans: larger balances, reserves, and loan terms

A jumbo mortgage finances an amount above the applicable conforming loan limit. The relevant limit depends on the property’s location, unit count, and year, so verify it for your purchase.

How qualification differs

Jumbo programs are lender-specific. Ask about credit, down payment, debt-to-income, documentation, and funds that must remain after closing. Do not assume one lender’s reserve or down-payment requirement applies to every jumbo offer.

Compare liquidity and payment

A larger down payment reduces the amount borrowed but also uses cash you may want for repairs, moving, or reserves. Ask for scenarios with different down payments and fixed or adjustable terms. Check whether a rate can change and what the maximum payment could become.

Questions for your lender

Ask how the property is valued, whether additional appraisal work is needed, and how the requested closing date affects the rate lock. Compare the costs of any alternative loan structure before treating it as a way to avoid jumbo financing.

Prepare for your conversation

Write down your comfortable monthly payment, available savings, property plans, and timing.
